In what way would you characterize your strengths as a real estate agent?

My primary strength lies in establishing a profound connection with my clients and demonstrating empathy during the often challenging phases of buying or selling a home. My overarching objective is to understand and surpass their requirements, fostering trust through unwavering and efficient communication regardless of the prevailing circumstances.

What are your present primary goals and duties?

I aim to consistently develop and uphold my residential real estate enterprise, emphasizing principles of faith and integrity. My definition of success involves fulfilling my purpose while enjoying the company of those who love and encourage me. I am committed to continuous improvement, focusing on my goal of assisting local Veterans through my real estate endeavors. Each day presents an opportunity to surpass yesterday’s achievements and stay dedicated to my mission.

How do you sustain your team’s enthusiasm amid difficulties and navigate disagreements, all while ensuring your company stays in harmony with your vision and mission?

Presently, I operate as a solo agent, but I am grateful for the ongoing blessings of assembling a robust team comprised of professionals and contractors whom I hold in high regard and trust implicitly.

What notable accomplishments can you mention that bring you a sense of pride?

Julie Helps Veterans is a brand which derived from me volunteering and sponsoring Veteran nonprofits. When I no longer had the time to volunteer, I made a conscious decision to make a donation to local Veteran nonprofits for every house I sold. My greatest joy is when my clients are a part of it so I bring a large check to every closing for a group picture including the real estate attorney.

Throughout my career, I have been featured multiple times in our local newspaper, The Post & Courier, for being a Veteran proponent impacting both my personal and business life. In the past year, I have been nominated to be featured in both The NYC Journal and South Carolina Voyager, a local publication featuring business owners who continuously strive to make an impact on the needs of our Charleston community.

A couple of months ago, I had the opportunity to meet with Chase Mason, a local Veteran Lender, and Steven Buckner, a passionate videographer and the owner of Graph It Up. During the meeting, I shared an idea about Veteran owned businesses, which came to me during the pandemic. Veteran Businesses of the Lowcountry is an initiative with the objective being to meet and connect with Veteran and Veteran spouse owned small businesses in the Charleston, SC area of the Lowcountry. Each business owner will have an opportunity to share about their business and a little about themselves. At the end of the interview, the interviewee will share (shout out) a local civilian owned business.  I am elated to share, this past month we had our first taping with a new Veteran owned business, The Rampant Lion Pipes and Tobacco, located in Summerville, SC. We are currently in the editing stages of production and are all very excited to embark on this newly aligned  journey while making a difference in the community we all know and love.

In what manner do you employ social media for the marketing of properties?

My approach is to not only focus on the property, but more importantly to promote the town as well as the benefits of each neighborhood. No two houses are the same, so I make a point to focus on the uniqueness of each property. I have a letter I created for each of my Seller clients to share what they loved most about their home during the time they lived there.  I utilize multiple Facebook groups focused on rentals and/or real estate information and of course the many real estate groups I have joined.  Paid targeted ads are a great way to get the message out to all areas of the world. Hashtags get my listings in front of more individuals with similar interests. I am not a secret agent, if you are on social media, you know what I do. I am not afraid of videos; whether it is hiring a videographer for drone video, self-recorded and edited, Facebook or Instagram Stories or even Reels, I have done it all! Recently one of my preferred lenders sent me a special website to share my live listing with the public. I can use it on all of my marketing and have a QR code for any print marketing as well.  You always have to be open to be different while striving to develop innovative ideas in order to remain relevant and top of mind when the needs arise. You want to be the first person they think of because all they see is you!

Whom do you admire or seek for guidance?

As I have mentioned earlier, my faith is the foundation of my life. Once I was humbled, I was able to embrace and connect with my purpose and soon after came to the realization of my true passion, which is helping people.

How are you implementing strategies to foster the expansion and prosperity of your company? Additionally, could you outline your aspirations for future success?

After careful consideration, I recently made the decision to brand my 4Runner, a move that has garnered significant attention. Currently, I am in the process of coordinating a Home Buyer’s Workshop/Seminar with my trusted real estate team. Our primary objective is to provide comprehensive education to prospective home buyers, covering not only the process of purchasing a home but also imparting knowledge on the responsibilities associated with homeownership. Essential topics, including regular home maintenance and systems management, will be addressed by experts such as electricians, plumbers, and termite/pest inspectors.

Given the market’s stabilization and the increase in interest rates, buyers are gaining more influence. Homes are lingering on the market, prompting adjustments in listing prices. The shift in buyer dynamics indicates a preference for turnkey homes, and properties in need of work are experiencing extended durations on the market. As a proactive agent with a background in interior design, I go the extra mile for my clients. I enjoy staging listings, and when necessary, I am willing to undertake tasks like painting rooms or cabinets to enhance a property’s appeal.

Success Goals:

  1. Engage a success coach for accountability.
  2. Achieve a 25% increase in Gross Commission Income (GCI).
  3. Secure a minimum of 2 new listings each month.
  4. Cultivate relationships with 15 leads per month, contributing to the expansion of the Book of Business.
  5. Host an annual Client Appreciation Gala.
  6. Foster connections with more investors by actively participating in investor workshops.

What advice would you offer to aspiring leaders in the real estate industry?

I urge you to wholeheartedly commit to your endeavors. Identify a niche that ignites your passion and captivates your spirit. As you align your goals with the intent of assisting others rather than merely pursuing financial gains, you’ll witness the organic growth of both your personal connections and business. I challenge you to foster authentic relationships by engaging in volunteer work, as a substantial portion of my referrals emanates from individuals I’ve encountered while contributing to the well-being of our shared community. The convergence of our shared passions establishes a sincere foundation for enduring friendships.
